Aside from doing your own research, it's important to know the most common mistakes that home sellers are prone to doing. 

Missing the price 

After deciding to put up your homes for sale, the foremost mistake to avoid is missing the right price. If you're too eager at selling at a high price, think about the decision first. In the current economic climate, buyers tend to skip on homes that are listed expensively and are generally partial to affordable homes. While it's certainly not advisable to sell cheap, the key you must remember is to remain competitive. 

In order to know just how much you can sell your home for sale for, obtain a comparable sales analysis. This will give you the right information regarding the selling price of homes in your neighborhood. You may also want to check the prices of homes recently sold in your city in order to get a broader view. 

Selling a property in bad condition 

Before even listing your home to several MLS listings, you must make sure to stage it properly. Most homeowners, nowadays, skip on home staging due to the common misconception that it is too expensive. On the contrary, there are several home staging techniques that are tremendously affordable. 

The first thing you must realize is that staging doesn't have to be expensive. Remodeling is not entirely necessary and equipping your home with brand new appliances or furniture rarely adds value to it. Simply ensuring that the house is in good condition, including the foundation, walls, plumbing, electricity etc., is enough. De-cluttering, trimming the lawn and storing all your personal items are also cost-effective measures to stage your home during the sale. 

Hiring the wrong agent 

Although FSBO is becoming more and more common these days due to the increasing number of real estate savvy homeowners, it may still be beneficial to hire an agent. You must, however, be careful with the agent you plan on hiring. What you must remember to do is to do some background research and check for credentials. Make sure that the real estate agent whose going to help you with your homes for sale is capable and knowledgeable with your local market. It's extremely crucial to hire a competent agent to help you with the process.
