I will give you some things to look out for when you are looking for hunting land in Louisiana.  The first thing, and I think the most obvious, is will I kill a deer on the property.  That seems like a given, and it is, but there are other things to remember while looking for a great deal that might help lower the price per acre.  If you search for hunting land in Louisiana in an area that is less desirable, but still good hunting land, this could drive the price down per acre.  It is a good idea to check with the local sheriff's office to see about the crime in the area.  You don't want to have to worry about your gear getting stolen.  If the area just looks bad but crime isn't too bad, you can probably get a good deal per acre.

What is the distance between the property you are looking for sale In Louisiana and a large metropolitan area; for example, Baton Rouge.  If you aren't opposed to your hunting land being a good distance from a metropolitan area you might get a better price per acre.  Just for example, I know of an instance in South Mississippi that buying property 35 miles from the Louisiana State line lowered the price per acre $1000.  Now if you are purchasing a large tract of hunting land, this can really add up.

You can save thousands of dollars if you own equipment or if you can set up your own hunting camp.  If you look at one hunting property and all the deer plots are ready, deer blinds are set up, trails for four wheelers clean and ready to ride, cleared property lines. All these things are going to cost you.  I have sold a lot of acreage for hunting in Mississippi and I made it my business to set up the land and have it ready for the hunter to walk to his hunting blind and enjoy his property.  This is how I made a lot of money.

I have made money many times preparing the property for someone else buying hunting land in Louisiana because he is too busy to prepare it.  In today's unstable market, hunting land for sale in Alabama, Mississippi or Louisiana is a luxury.  Anytime I looked for land to buy, I looked for grown up land, cutover, title issues, right of way problems, a little out of the normal buying loop.  These things have no effect on the type of hunting land it is, but can save you thousands.

Don't forget when you are buying hunting land for sale in Louisiana it's the small things that can save you money.
